A.      Proposed UDO Amendments:
The Plan Commission may take action on the amendments.
-          Article 2.03 (A1) & & 2.09 (RE): Change “Accessory Dwelling Units” from Special Exception Uses to Permitted Uses on tracts of at least 2 acres
-          Article 2.10 (RE): Reduce the minimum lot size from 2 acres to 1.5 acres.
-          Articles 2.04 (A1), 2.06 (A2), 2.08 (A3), 2.10 (RE): Reduce minimum Dwelling Size from 1,200 square feet to 1,000 square feet.
-          Article 2.27 (VM): include “attached.”
-          Article 2.11(R1), 2.13 (R2), 2.15 (R3), 2.27 (VM): Permit Duplex, Triplex, Multi-Unit Residential, and Townhouse uses, where sanitary sewer is available.
-          5.04 (E)(1) Quality and Size - add “dwelling” before “unit”, for clarity.
-          5.04 (F)(3) Driveway - remove “where practical”.
-          5.04 (F)(7)(a) Accessory Structures – Clarify subsection a; allowing for (1) Accessory Structure for ADU, and all Accessory Structures are Accessory to the Primary (Dwelling).

B. UDO Amendments: Proposed amendments to the Unified Development Ordinance, including revisions to Articles 5, 7, and 9. The public will be given an opportunity to provide comment, and the Plan Commission may take action on the amendments.
-          Article 5.04:
o    Timing: When a dwelling of greater floor area is subsequently constructed on the lot, that dwelling shall be designated as the primary dwelling, and the existing dwelling shall be classified as the accessory dwelling, provided it meets all applicable accessory-dwelling requirements.
o    Remove “owner occupied.”
o   Development Plan: Article 5: Use Regulations, Article 7: Design Standards, and Article 9: Process. A Development Plan shall provide the Plan Commission with the opportunity to review the details of a proposed commercial, industrial, multifamily, or institutional development to determine compliance with the applicable zoning district standards.
